Bid deadlines and sale methods at the Tribunale di Aosta
A bid must be submitted by the deadline set in the notice of sale (avviso di vendita) of each sale, which falls before the auction date: after the deadline it is no longer possible to bid. The site visit, reading the appraisal report (perizia) and posting the bid deposit (cauzione) take days, so it is best to work back from the deadline, not from the sale date.
At the Tribunale di Aosta the most common sale mode is mixed synchronous sales (56 of 59 auctions, 95%): you can bid online or in a sealed envelope, and online bidders and those present before the sale delegate take part in the same auction.
Court district and jurisdiction of the Tribunale di Aosta
In real-estate enforcement proceedings the competent court (tribunale) is the court of the place where the property is located; in insolvency proceedings it is the court handling the proceeding, and the property may be located elsewhere. The Portale delle Vendite Pubbliche does not publish a list of the municipalities in the court district (circondario): the municipalities listed here are those where the properties of the active auctions are located.
The municipality with the most properties at auction is Champorcher (20); it is followed by Nus (11), Verrès (6), Aosta (3), Ayas (3), Champdepraz (2), Châtillon (2), Lillianes (2), Arnad (1), Gignod (1).
Of the 59 active auctions, 3 (5%) come from insolvency proceedings, such as bankruptcies and judicial liquidations: for these the notice of sale sets the minimum bid, which often equals the starting price, while in real-estate enforcement proceedings one can bid up to a quarter below the starting price (art. 571 c.p.c.).

How to bid in auctions at Tribunale di Aosta
You do not need a lawyer to bid: the offer is filled in on the Ministry's form, digitally signed and sent by certified email (PEC). If the notice of sale provides for a mixed sale, you can also deposit it in a sealed envelope with the sale delegate. A lawyer is needed only to bid through a proxy (procuratore) or to bid for a person to be named later (persona da nominare) (articles 571 and 579 c.p.c.). In real-estate enforcement proceedings you need a bid deposit of at least 10% of the price offered and an offer no lower than the starting price minus a quarter; in insolvency proceedings the notice of sale applies. Each proceeding has its own notice of sale, with the contacts of the sale delegate and the custodian: for auctions at Tribunale di Aosta, the notice of sale of each auction is what counts.

- How do you visit a property at auction at the Tribunale di Aosta?
- Viewing is requested from the court-appointed custodian (custode giudiziario) named in the notice, also from the notice page on the Portale delle Vendite Pubbliche when online booking is active. It is best to ask as soon as the auction interests you: days pass between the request and the visit, and the bid deadline falls before the sale.
