What ImmobilScan does
Judicial auctions across Italy and what each property is worth
ImmobilScan brings together judicial auctions published by courts on the Ministry of Justice Public Sales Portal and public asset sales handled by notaries in one free search. Find apartments, villas, garages, retail units, industrial buildings and land, with starting prices, minimum bids, dates, documents and links to official listings. With an account, estimate each property’s market value and compare it with the minimum bid.
Judicial auctions
Homes at auction from every Italian court, updated four times a day. Search by region, province, municipality and property type, and read the notice, order and appraisal. With an account, see the history of attempts and price reductions. After several unsuccessful auctions, the starting price may be far from the actual value; the market estimate helps measure the difference.
Property valuation
The same estimate we use for auctions applies to any home. It starts with local OMI values, compares them with prices of similar properties for sale, and adjusts for area, floor, condition and energy rating. The result is a range of values with a reliability indicator.

Frequently asked questions
- Where can I find judicial auctions in Italy?
- All judicial sales are published on the Ministry of Justice's Public Sales Portal. ImmobilScan offers the same judicial auctions in a free search by municipality, province and property type, with a link to the official listing.
- Is searching for auction homes on ImmobilScan free?
- Yes. Search, auction listings, public documents, the map, city and court pages, and guides are free and require no registration. With an account you can also see the history of auction attempts and value estimates, and access document analysis, valuations, the watchlist and email alerts for new auctions. Access is by invitation, with a trial period.
- How can I tell whether a property auction is a good deal?
- Compare the minimum bid with an up-to-date estimate of market value, then deduct taxes, expenses, repairs and outstanding condominium fees. In real estate enforcement proceedings (esecuzioni immobiliari), a bid may be up to one quarter below the starting price (art. 571 c.p.c.): this is the minimum bid. In insolvency proceedings and tax collection sales, the notice of sale governs, and the minimum bid is often the starting price. With an account, ImmobilScan provides an estimate based on OMI values and comparable properties for each auction.
- How often are auctions updated?
- Public Sales Portal listings are updated four times a day and rechecked every night for outcomes and withdrawn listings; page statistics are recalculated nightly. Notary sale notices are updated once a day. A new auction usually appears the same day, or by the following morning at the latest.
- How does a property valuation work?
- Enter the address and features: the estimate starts with local OMI values, compares them with similar properties for sale, and adjusts for floor, condition and energy rating. You receive a range of values with a reliability indicator.
- Does ImmobilScan sell auction properties?
- No. ImmobilScan is a search and analysis engine: it does not sell properties, collect bids or operate the official portal. To participate in an auction, refer to the official notice of sale and the sale delegate (delegato alla vendita).
