Judicial property auctions: analysis and valuation

The starting price comes from an appraisal and falls with every failed auction, so on its own it does not tell you what the property is worth today. On ImmobilScan you can search auctions across Italy for free, by region, province and court. With an account you can set an OMI-based estimate beside each auction, save auctions to your watchlist, get email alerts for new auctions and see local data such as rents, average incomes and price trends.

How we assess an auction

Step 1

Find the lot

Start from a property at auction that interests you, with its starting price and features.

Step 2

Compare with the market

With an account, ImmobilScan estimates the local market value on OMI data and sets it beside the starting price.

Step 3

Assess the value

See at once whether the lot's price is a real discount compared with the estimated value.

Step 4

Track changes

With the watchlist you follow price cuts and new sale dates for the properties you care about.

From starting price to real value

A starting price comes from an appraisal that may be out of date, and the reductions that follow track the procedure, not the market. A low price therefore does not automatically mean a bargain.

With an account, ImmobilScan estimates the market value of the micro-zone on OMI data and compares it with the lot's price, so you can judge each auction on objective grounds rather than by feel.

Before you bid, count the additional costs as well (taxes, procedure fees, any vacating and renovation): our buyer's guide to judicial auctions covers every step.

Judicial auctions by property type

From apartments to industrial buildings, from building land to historic castles: choose a property type and see the active auctions across Italy.

Frequently asked questions

What are judicial property auctions?
They are property sales ordered by a court as part of enforcement or insolvency procedures. They are published on the Public Sales Portal (Portale delle Vendite Pubbliche) of the Ministry of Justice, with starting price, appraisal and notice of sale. In enforcement proceedings the court of the place where the property is located is competent; in insolvency proceedings it is the court handling the procedure, and the property may be somewhere else.
How can I tell whether an auction is good value?
Compare the minimum bid with an up-to-date estimate of the market value of the area, calibrated on the condition of the property, then deduct the additional costs. In enforcement proceedings you can bid up to a quarter below the starting price (art. 571 of the Code of Civil Procedure, c.p.c.): that is the minimum bid. In insolvency proceedings and tax-collection sales the notice governs, and the minimum bid is often the same as the starting price. With an account, ImmobilScan makes this comparison for you.
Does ImmobilScan sell or manage auctions?
No. ImmobilScan is an analysis and valuation tool: it helps you understand the reference market value. The official source for sales remains the Public Sales Portal and the notices of the courts.
Can I follow an auction over time?
Yes. With the watchlist you can monitor changes in price, status and sale dates for the properties you are interested in, and receive notifications.
