1. Scope of the Service

ImmobilScan provides property valuation and judicial property auction analysis tools based on public data (including OMI quotations from the Italian Revenue Agency) and market listings. The service is intended for individuals and industry professionals.

2. Nature of Estimates

The valuations and value-for-money scores provided are indicative and statistical in nature. They do not constitute an appraisal report, professional advice, or a guarantee of a property's value or profitability, and they do not replace the technical, legal, and documentary checks required before any purchase decision.

3. Judicial Auctions

Information about judicial auctions is provided for informational purposes. The official source remains the Public Sales Portal (Portale delle Vendite Pubbliche) of the Ministry of Justice and the notices of sale issued by the individual courts, which prevail in the event of any discrepancy. Users must independently verify the dates, conditions, and documentation for each proceeding.

4. Accounts and Access

Access to certain features is restricted to users authorized through authentication. Users are responsible for keeping their credentials confidential and for activity carried out through their account.

5. Payments

Payments for individual valuations and subscriptions are handled through the payment provider Stripe. Applicable prices and terms are listed in the Account section.

6. Limitation of Liability

To the extent permitted by law, ImmobilScan is not liable for decisions made on the basis of the estimates and information provided, or for any inaccuracies resulting from third-party data sources.
